These Terms & Conditions apply to all bookings and stays at The Laurels Rushden. By making a booking, the person making the reservation confirms that they have read, understood and agreed to these terms on behalf of all members of their group.
1. Bookings
Bookings are subject to availability and are confirmed once the required booking process has been completed.
The person making the booking is responsible for providing accurate information, including:
- Guest name and contact details
- Check-in and checkout dates
- Number of guests
- Number of separate beds required
- Number of vehicles
- Accommodation required
Guests must ensure that the information provided at the time of booking remains accurate.
2. Occupancy
Guests must not exceed the maximum permitted occupancy of the accommodation booked.
The Main Residence accommodates up to 15 guests in fixed beds, with two additional single sofa beds increasing the maximum capacity to 17 guests.
Paddock View accommodates up to 8 guests in fixed beds, with two additional single sofa beds increasing the maximum capacity to 10 guests.
All guests staying at the property must be declared as part of the booking.
The accommodation must not be used to accommodate additional undeclared guests.
3. Bed Arrangements
The Main Residence and Paddock View contain flexible zip-link beds that may be joined or separated according to the requirements of the group.
Requests for particular bed configurations must be made in advance and are subject to availability and confirmation.
Guests should not move, dismantle or alter beds or furniture without prior permission.
4. Check-In and Checkout
Check-in: From 3:00 pm
Checkout: By 10:30 am
Contactless self check-in information will be provided before arrival.
Early check-in or late checkout may be available by prior agreement and may incur an additional charge.
Guests must leave the accommodation by the agreed checkout time unless an alternative arrangement has been confirmed.
5. Use of the Accommodation
The accommodation is provided for residential holiday, leisure, group or contractor stays as agreed at the time of booking.
Guests are expected to treat the property, furniture, fixtures, fittings and equipment with reasonable care.
The accommodation must be left in a reasonably clean and tidy condition at the end of the stay.
Guests must not use the property for any unlawful activity.
6. Parties and Events
Unauthorised parties, events or gatherings that may disturb neighbours are not permitted.
The number of people at the property must not exceed the permitted occupancy.
Guests must behave responsibly and consider the surrounding properties and neighbours at all times.
Excessive noise, disruptive behaviour or activities that cause disturbance may result in the termination of the stay.
7. Noise and Neighbour Consideration
The Laurels Rushden is located in a peaceful, semi-rural setting.
Guests are expected to respect the surrounding area and keep noise to a reasonable level, particularly during the evening and overnight.
Any behaviour that causes unreasonable disturbance to neighbours is not permitted.
8. Smoking
Smoking inside the accommodation is not permitted.
Guests should use appropriate outdoor areas where smoking is permitted and must dispose of cigarette ends safely.
Smoking materials must never be left unattended or disposed of in a manner that could create a fire risk.
9. Pets
Dogs may be accepted with prior approval.
Guests must obtain approval before bringing a dog to the property.
Any applicable fees, deposits and additional property rules relating to pets will be confirmed before booking.
Guests are responsible for ensuring that their pets do not cause damage, excessive noise or disturbance.
10. Paddock and Animals
Paddock View overlooks an adjoining paddock.
An electric fence is in operation around the paddock.
For everyone’s safety, guests must not touch or reach across the paddock fencing and must not feed, approach or enter the horses’ area.
Guests must follow all safety instructions relating to the paddock and animals.
11. Parking
Secure gated parking is available for guests.
Guests should park considerately and only in appropriate areas.
The number of vehicles should be provided when making a booking, particularly for larger group or contractor stays.
12. Property and Contents
Guests are responsible for the accommodation and its contents during their stay.
Furniture, fixtures, fittings, kitchen equipment, electrical appliances and other property items must be used appropriately.
Guests must not remove property belonging to The Laurels from the accommodation.
Any damage, breakage or loss should be reported as soon as reasonably possible.
13. Damage and Loss
Guests may be responsible for the reasonable cost of repairing or replacing items damaged, lost or removed during their stay as a result of their actions or the actions of members of their group.
Guests should report accidental damage promptly so that appropriate arrangements can be made.
14. Cleanliness and Waste
Guests are expected to keep the accommodation reasonably clean and tidy throughout their stay.
Rubbish and waste should be disposed of using the facilities provided.
Guests must not leave excessive rubbish, food waste or other items in the accommodation or outdoor areas.
15. Safety
Guests must familiarise themselves with the accommodation and follow any safety information or instructions provided.
Doors and gates should be secured appropriately when required.
Guests must not interfere with smoke alarms, fire safety equipment, electrical systems or other safety equipment.
The maximum occupancy of the accommodation must not be exceeded.
16. Wi-Fi and Facilities
Wi-Fi and other facilities are provided for reasonable guest use.
While every effort is made to keep facilities operational, temporary interruptions may occur due to maintenance, technical problems or circumstances outside the property’s reasonable control.
Guests should report significant problems with facilities as soon as possible.
17. Contractor and Longer Stays
The Laurels Rushden welcomes contractor and project teams.
Longer-stay and contractor rates may be available by arrangement.
For contractor bookings, guests should provide details including the company name, project location, dates, number of workers, number of separate beds required and number of vehicles.
Any specific arrangements for longer stays will be confirmed at the time of booking.
18. Changes to a Booking
Requests to change the dates, number of guests, accommodation or sleeping arrangements should be made as soon as possible.
Changes are subject to availability and may affect the price of the booking.
Any change to the number of guests must remain within the permitted occupancy of the accommodation.
19. Cancellation
Cancellation terms and any applicable charges will be those stated at the time of booking or on the booking platform through which the reservation was made.
Guests should review the applicable cancellation policy before completing their booking.
Where a booking has been made through a third-party booking platform, that platform’s applicable booking and cancellation conditions may also apply.
20. Direct Bookings and Third-Party Platforms
Bookings may be made directly with The Laurels Rushden or through third-party booking platforms.
Where a third-party platform is used, guests must comply with the platform’s applicable terms and conditions in addition to these property rules.
21. Right to Refuse or Terminate a Stay
The Laurels Rushden reserves the right to take appropriate action where guests seriously breach these Terms & Conditions, exceed the permitted occupancy, engage in unauthorised parties or events, cause significant disturbance, or use the property unlawfully.
In serious circumstances, the stay may be terminated without further accommodation being provided.
22. Personal Belongings
Guests are responsible for their own personal belongings during their stay.
Guests should ensure that valuable or personal items are kept secure and that accommodation doors and gates are properly secured.
The Laurels Rushden cannot accept responsibility for belongings left behind unless otherwise required by applicable law.
23. Check-Out Requirements
Before leaving, guests should:
- Remove personal belongings
- Dispose of rubbish appropriately
- Leave the accommodation reasonably clean and tidy
- Return items to their appropriate locations
- Secure doors and windows as instructed
- Follow any checkout instructions provided
24. Contact and Assistance
Guests should contact The Laurels Rushden as soon as possible if they experience a problem during their stay.
For group bookings, guests are encouraged to contact us before arrival with any specific requirements, including bed configurations, vehicle requirements or accommodation arrangements.
25. Acceptance of These Terms
By completing a booking and staying at The Laurels Rushden, guests confirm that they agree to comply with these Terms & Conditions and any additional property-specific instructions provided before or during their stay.
These Terms & Conditions are intended to help ensure that all guests can enjoy a safe, comfortable and pleasant stay while respecting the property, the surrounding area and our neighbours.
